The project
The high specification redevelopment of a building to twenty six apartments at a leisure estate on the edge of north east London, with external parking and landscaping: a contract of around £3 million over a twelve month programme, taken by Avalon from schedule of works through competitive tender and a full contract administration to practical completion and final account.

The brief
The client needed twenty six apartments delivered to a high specification under a properly run contract: works defined tightly enough to price, priced competitively, and then administered so that payment always tracked the work actually done.
What we did
- Define the scopeA detailed schedule of works, developed through successive drafts until the scope and specification were right.
- Competitive tenderThe works put to competitive tender.
- Interim valuationsEach certified against inspected progress.
- Practical completionFormally certified when the works genuinely reached it.
- Final accountClosed through a draft final account to an agreed figure, with the post completion period managed through to release.
The RICS guidance
Contract administration is covered by the RICS Black Book, including Tendering strategies, Interim valuations and payment, Defining completion and Final account procedures, with the works let on a JCT standard form.
A file that evidences every pound certified against work inspected.
The outcome
A complete, documented arc on a single building, and twenty six high specification apartments for the client.
